How much does a garden suite cost?
A turnkey 374 ft² studio starts at $189,000. A two-bedroom 644 ft² suite runs around $289,000 in our standard package. Fully bespoke designs are quoted individually.
How long does it take?
Plan on 3 months for design, drawings and permits, then 4 months for construction. Some lots permit faster; legacy zoning issues can push it longer.
Will I need a permit?
Yes — and we handle the application. Most lots in the City of Toronto are now as-of-right for a garden suite, but every site needs a building permit and Committee of Adjustment in some cases.
Can I rent it out?
Yes. Long-term rentals are permitted as-of-right. Short-term rules vary; we'll walk you through what applies to your address.
Do you do laneway homes?
Absolutely. A laneway home is essentially a garden suite on a lot with public-laneway access. See our laneway page for examples.
What if my lot is awkward?
Most are. Slopes, mature trees, narrow yards, tricky setbacks — these are all solvable. We do a free site assessment before committing to anything.
