works at full size.

Every Constraction suite — even the 374-square-foot Ashby — gets a real kitchen with a 24-inch oven, induction cooktop, integrated fridge and counter prep space. Upgrades include slab backsplashes, full-height cabinetry and panel-ready appliances.

Bathrooms

A bathroom that
doesn't feel like a closet.

Standard fit-out is a 4-piece bathroom with a built-in tub and curbless shower option. Signature and Bespoke clients often spec a wet-room layout with a floating vanity and skylight.

Mechanical

Quiet, efficient,
code-plus.

Heat-pump heating and cooling is standard. Insulation values exceed Toronto's energy code. ERV ventilation runs continuously. Roughed-in EV charging from a 200-amp panel ships in every suite.

Solar PV

A 4.2 kW rooftop array offsets most of a 1-bed suite's annual energy use.

Skylights

North-facing skylights are transformative in a small space.

Smart locks

Critical for rentals — we install Yale or August as standard.

Pre-finished deck

A 100 ft² cedar deck off the main door is one of our most-loved adds.

Outdoor shower

Plumbing rough-in is cheap; finishing later is not.

Smart thermostat

Two-zone control via Ecobee or Nest. Standard on Refined and up.
