A six-step process. About seven months from first conversation to keys, with three months in design and permits, and four months on the build itself.

Step by step

Three phases.

What you'll do, and what we'll do, at each stage. Roughly seven months from first call to keys.

Research

We start with a free 30-minute discovery call to understand your lot, timeline and goals — then come on site for a paid feasibility assessment. A surveyor measures the property, we evaluate zoning, services, drainage and access, and you get a written memo within seven days. By the end of this phase you'll know definitively whether a suite is realistic on your property and roughly what it will cost.

02

Design

Architectural drawings, finish boards and a fully itemised fixed-price quote — three rounds of revisions included. Once you sign, the price is locked. We then submit to the City, manage every comment from the planner and coordinate the engineer of record. Most permits land in eight weeks; rare cases requiring Committee of Adjustment take longer. We absorb that risk into the schedule.

Build

Site prep, excavation, foundation, framing, roof, mechanical rough-in, drywall, finishes and final inspection. Weekly photo updates and a live dashboard; you're invited to milestone walks. We finish with a full walk-through, manuals, warranties and smart-home setup, then check in at 30 days, 90 days and one year. Tarion's statutory warranty covers structural defects for seven years.
