Size and layout
A bigger footprint costs more — but so does a complex layout in a small one. Vaulted ceilings, lofts and oversized windows all add real cost.
Finish level
The kitchen, bathroom and floors are where finish dollars actually show up. Our packages bundle the most-common upgrades so you can compare on like-for-like.
Site & services
Slopes, mature trees, narrow side-yards, and how far we need to run water, sewer and electric all affect price. We assess this on the first visit.

A purpose-built loan that converts to a mortgage on completion.
